Description

The sector of San Roque, with an area of 120 hectares (45 hectares in the first phase) has 4 multifunctional logistics parks with plots up to 20 hectares, a service area of 20 hectares and an intermodal area of 13 hectares. In this sector are located: the Integrated Services Centre and Centre for Transport and International Transit (C.I.S-C.I.T.I), the Logistics and Transformation Parks(PLT), Intermodal Zone (ZI).

Integrated Services Centre and Centre for Transport and International Transit (C.I.S-C.I.T.I):

Area: 189.000 m²

• Uses: Intended for the implementation of services to companies, people or vehicles and other transport companies oriented services.
• Architectural characteristics:
• suitability for building: 1 m2/m2
• Setbacks: 6 m to main roads, 3 m to the other roads, except berths.
• Stage: All executed in PHASE 1.

Logistics and Transformation Parks(PLT):

• Area: 650.000 m²
• Uses: Specialization in logistics and distribution functions, along with low intensity productive activities.
• Architectural characteristics:
• Minimum size plots: 5.000 m²
• suitability for building: 0.65 m²/m²
• Setbacks: truck length +2.5m. 20 m at parking.
• Stage: Available 165.000 m² in PHASE 1.

Intermodal Zone (ZI):

• Area: 132.000 m²
• Uses: specialized in logistics related to road-train intermodal transport. This park is compatible with the Logistics and Transformation Park (PLT).
• It will allow direct access to the train freight station, integrated into a single intermodal terminal.
